In a peaceful green area just outside Malinska town on Krk island, in a secluded village Ljutići, we are building two beautiful identical villas. The villas will accommodate large families or two families together as it provides lots of indoor and outdoor space for everyone to feel comfortable.
The villas’ architecture is made by well-known local architect Mrs. Barbara Gajzler Turčić and it perfectly combines traditional and modern architecture, both carefully adapted to meet all the needs and requirements of premium guests and residents of today. From scratch, villas were created to meet all required 5* accommodation standards.
The construction of villas began in 2021 and they shall both be finished in summer 2022. The villas will be fully finished (turnkey).
Location
Villas are located in a secluded village Ljutići, just 5 min drive from:
- Malinska town centre with numerous coffee shops, restaurants, shops, food market, fish market, marina…
- various beautiful beaches,
- various supermarkets.
The micro-location is surrounded by nature and greenery on one side and beautiful new villas built in traditional architecture on the other side.
Both villas offer a nice sea view.
Construction
Villas will be built with well-established and high-quality construction materials. The base is a combination of concrete and brick, while the inside walls will be 4-layer gypsum walls. Classic Mediterranean roof tiles will be used for roof and TPO system will be used for the flat part of the roof. All other construction procedures and materials will follow the highest standards for construction. In the ground floor, ALU windows and glass walls will be built-in. All windows and glass walls (apart from harmo-wall and stairway windows) will have electro-powered ALU roller shutters or classic ALU shutters. All bedroom windows will also have mosquito nets.
Entrance will have ALU safety doors. Interior doors will be hardwood made and built-in with highly elegant Inline technique.
Door handles will be in neutral design made by I. class German manufacturer.
Terrace, balconies, and stairway will have safety glass fence.
Technology and equipment
Cooling/Heating
The air source heat pump will be built-in to provide perfect cooling in the summertime via fan coilers in all rooms and areas or comfy heating in the wintertime via floor heating system in all rooms and areas. Basement area will be heated via fan coiler and IR panel.
Sockets/Switches
All rooms and areas will be equipped with a number and position of sockets/switches as per 5* accommodation standards. Neutral design equipment in silver or white from Panasonic range will be used.
Swimming pool
Both villas will each have two swimming pools – a main infinity swimming pool overflowing into a smaller kids’ or “just chilling” pool. Surface of the pool will be in ceramic with a special design to create a beautiful dark turquoise water effect. Water in the pool can be heated via air source heating pump.
Wellness
In the basement, a private wellness will provide IR sauna, relaxing area, TV station, shower, and toilette.
Bathrooms
The bathrooms will be equipped with walk-in showers (with regular and rain shower system), hidden flushing system, rimless toilets, and countertop basins. The equipment will be by Grohe, Hansgrohe, and Villeroy&Boch.
Built-in preparations
Both villas will have built-in additional preparations for future residents to be able to easily upgrade their new home to their personal technology desires:
- Preparation for alarm system and surveillance cameras,
- Preparation for smart home,
- Preparation for electric car charging station,
- Preparation for roof solar system.
